Ask which spaces are involved, what outcome the owner wants, approximate project timing, whether drawings exist, and who makes decisions. A homeowner may call an addition a βsimple renovation.β
An addition can change circulation, utilities, drainage, and site access beyond the room described in a form. Ask what must remain usable during the work.
A single allowance can hide multiple unselected finishes and undefined subcontractor scopes. Break the project into design, demolition, site work, framing, systems, finishes, and closeout as applicable.
βComplete renovationβ is not a specification. Identify rooms, drawings, materials or selection process, subcontracted work, exclusions, access, and expected construction stages.
A homeowner may need a functioning kitchen or safe entrance during construction. Record occupants, pets, deliveries, nearby utilities, and which areas stay open.
A sagging porch step may appear cosmetic while movement and water damage point to larger issues. Ask about the symptom history rather than accepting the requested fix as the entire scope.
Some owners have permit-ready plans; others have only a sketch. Those are different engagement stages with different uncertainty.
Exterior work, site excavation, and concrete can depend on weather and inspections, while an interior renovation may be constrained by family schedules and lead times.
Projects stumble when an owner tells one crew about a changed fixture and the superintendent never receives it. Decide who has authority to approve scope and selections.
A gallery may attract kitchen repairs when the company only accepts major additions, or vice versa. Make service types, geography, and process plain on the site.
A finished space can still have punch-list items, inspection documentation, or manufacturer manuals outstanding. Keep those distinct from payment and marketing requests.
